A: Valet Service is just doorstep trash collection. Concierge Service includes our higher standard of professional Porters, GoPro-verified accountability,transparent reporting, and comprehensive liability insurance that covers the complexity of the entire waste stream.

A: We go beyond collection. This service includes multiple weekly checks to pick up loose litter, load balancing waste across containers to prevent overage fees, and nightly organization to maintain cleanliness and deter pests.

A: Following contract execution, we typically require 30–45 days to finalize Porters, set up the reporting technology, and order and distribute branded concierge receptacles to all residents.

How does this service increase my Net Operating Income (NOI)?

A: Our service provides ancillary income. You charge the resident a profitable amenity fee (e.g., $40), which significantly exceeds our wholesale cost. This creates a reliable revenue stream that directly boosts your asset’s valuation.

A: We use a Staggered Billing Model that is compliant with Virginia law. We only charge the property a discounted rate for those mid-lease residents, ensuring the service remains profitable for you while you capture the full revenue when their lease is renewed.

A: We carry high-limit Commercial General Liability and Commercial Auto Insurance. We provide a Certificate of Insurance and list the property as an Additional Insured, mitigating risk related to any service activity on your grounds.
